A: This is a great question. Since I teach Real Estate Investment Analysis and Advanced Real Estate Finance classes at UCLA here in Los Angeles, I?m really familiar with this topic. A good question to ask a Realtor is whether or not they know how to underwrite investment properties. Do they understand cap rates, GRM?s, IRR?s, and how to model cash flows over time. It?s difficult to project a terminal value in any market, but knowing the ?going-in? metrics is important.
